Project builders are companies who specialise in using drafts people to design homes that can be built cheaply and quickly.
In the office of a project builder, you will find a range of house variations where the look and floor plan layout has been modified slightly to give the impression of a different home. These type of homes are filling Australian suburbia where you can drive down the road and each 3rd or 4th house looks the same except for a different front facade and paint colour.
Project builders tend to use display villages to show off their houses and normally engage a sales person to make the sale. This way they do not have to be involved in the selling process.
This disadvantages the buyer because in many cases they are not talking directly with the builder so any requests they make are through a 3rd party. The same situation applies when a builder uses a drafts person, a 3rd party is involved and there is much room for error.
Project homes have made the purchase of a home much easier for the average person who is looking for a home with modern appeal and does not mind the fact that their home is duplicated.
Normally when you visit a display village, if the developer and the builder have done their job, the house on display should leave you under no illusion as to what you can expect in your home, providing you order what is on display.
A display home is as the name implies, it is displaying to the general public all the bells and whistles and upmarket mod cons.
This can be a trap because as you walk through the home, you like what you see and this leaves an impression.
Often times, many people who walk through a display home have a price in their head of a basic home cost, which is not the same cost as the house with all the bells and whistles.
In some ways, this is false advertising simple because many people can not distinguish the difference. The basic cost is a fixed price mirrored by what they are seeing.
Examples can be the quality of the carpet, tiles, light fittings, taps and mixers. If you add the display home cost of fittings to the basic price, then a much truer cost is formed.
These examples have left many people disillusioned and can also be the cause of many disputes. If a project home builder was to display the home that he advertised for the lesser amount, it would not be as appealing and his sales would be affected.
As the building of the house gets underway you begin to notice that it doesn’t have this component (that you remember from your visit), or it doesn’t have that component, which you remember made you feel good when you saw it at the display home.
Unless you have knowledge on how to read drawings, and have a photographic mind that easily record what you saw in the display home to ensure that its included in your drawings before you sign off on the building commencement, then this is where you will get stung in the back pocket.
It is fair to say that project builders use this to their advantage. Any changes to the original contract, which includes those lights that you saw in the display home that you fell in love with, is called a Variation.
Variations to the original contract are where project home builders make loads of money. They are in the business of making money from commercialized bulk projects, not from attending to the personalized detail of your needs.
In my experience, I have seen so many people who have been so scarred with the experience of building a house using a project builder for a number of reasons including but not limited to:-
Contrary to popular belief that in choosing a project builder you don’t have to be so responsible for all the decisions!
This is the worse attitude you could take simply because that can be the exactly attitude that you will find for the people employed by Project Builders.
When hiring the services of a Project Builder you need to be on your guard if you value the money you are spending on the project.
Building a home from scratch in any country is one of the most exciting, stressful and rewarding trips of a lifetime, full of obstacles, unseen traps, bewildering language and terms of reference.
