RENOVATION
FEES:
Renovation fee will vary depending on the complexity of the project. An estimate
for “actual” fees to complete the renovation can only be provided once a ball park figure
is received from a builder.
First Stage
- 1 hour on-site consultation free (thereafter $275.00 per hour) includes a brief
sketch
- Stage 1 Engagement Agreement is signed
- Preliminary concept sketches are prepared at an hourly rate of $325 per hour.
- Drawings submitted to builder – builder charge approximately $400.
- Drawings are modified depending on the ball park figure received and your budget.
- Once payment is received for Stage 1, we proceed to Stage 2.
Second Stage
- Following builders costs, we apply a fee of 2.5% of the project cost.
- Stage 2 Engagement Agreement is signed.
- Working drawings are prepared in accordance to the brief.
- Drawings are submitted to builders, consultants etc as per the above.
In addition; the following items are charged out at 1.5% of the
total building project
- Drawing up Specification of Fittings and Finishes – (for tendering)
- Sending drawings for Tendering to 3 builders
- Site Inspections of the building when requested.
- Internal design - furniture layouts, kitchen design etc.
- Completing Electrical layout design
Special Note: The above fees do not include
outside Consultant’s fees, Certifiers or Council fees.
NEW HOME
FEE RATES:
Option 1 - As a percentage
Based on the size of the project and calculated on the value of the total project
cost as a percentage between 2.5% to 3%
Option 2 - Based on square metre
- $30 sq.m - single storey home
- $50 sq.m - 2 storey home with av. design complexity
Note: High set homes over 800mm above
natural ground require additional Floor Framing Plan structural drawings which are charged
at an additional fee @ $7.00 per sq.m.
ENGAGEMENT
CONTRACT
- On-site design consultation
- Detailed design brief
- Concept design and modifications where required
- 1st cost review from a builder
- Design development (fine tuning of the design)
- 2nd cost review from a builder
- Working Drawings for Building Approval. (i.e. Site Plan, Floor Plans, Elevations,
Slab Plan, Cross Sections, Connection Details, Roof Plan Design, Site Drainage Design,
Site Planning showing excavated heights and levels, Location of retaining walls,
and any other features required such as a pool or tennis court.
- Preliminary Electrical Layout; client to complete
- Floor Finishes plan; for client to fill out
- Energy Assessment Certificate
- Quotes from consultants (surveyor, structural engineer and building certifier
etc)
- Co-ordination of consultants
- Complete and lodge applications for approvals to Certifier- at clients cost
